Delhi’s Satya Niketan wasn’t always a student ghetto. How did it get here?

The Delhi municipal administration confirmed that a five‑storey paying‑guest building in Satya Niketan collapsed early last week, trapping seven victims, five of whom were students from nearby Delhi University colleges. The tragedy has triggered an immediate crackdown on illegal constructions across the capital, with civic officials ordering the demolition or sealing of several other high‑rise PGs in the area.

According to police reports, the building’s collapse occurred on a weekday, crushing seven individuals under brick and concrete debris. The structure, part of a cluster of narrow, four‑plus‑storey PGs that dominate Satya Niketan, was identified as unsafe in a recent survey by the Delhi Development Authority. In the past month, at least one other building deemed hazardous was razed, and dozens more have been sealed pending safety inspections. The neighbourhood, originally laid out in the 1960s under a Jhuggi‑Jhopri removal scheme, now hosts dozens of student‑focused enterprises, from Rs‑90 messes to photocopy shops, catering to the influx of out‑of‑state students attending Delhi University’s South Campus.

Veteran educator Ravi Vajala, now principal of Sri Venkateswara College, recalled the area’s transformation from a modest residential colony with a few street‑side stalls to a densely packed student enclave over the past three decades. The surge in out‑station enrolments, coupled with the university’s chronic shortage of on‑campus housing, has spurred entrepreneurs to convert virtually every available plot into paying‑guest accommodations, often bypassing legal land‑title requirements. The recent collapse underscores growing concerns over building safety, regulatory enforcement, and the need for systematic student housing solutions in Delhi.

The incident has also revived scrutiny of the original land‑allocation process, where plots of up to 40 square metres were allotted to families displaced from slums, despite prohibitions on transfer. Many of those original allotments have changed hands through informal agreements, complicating ownership and compliance checks. Authorities are now urging the DDA and municipal bodies to accelerate regularisation and safety audits to prevent further loss of life in the rapidly urbanising student districts of the city.
